Course Aims:

This podcast explains the difference between required and authorised content in a HIP. It further describes which transactions and types of property are exempt from the HIP requirement, and for how long. The questions of who can complete the necessary surveys and who is qualified to compile the HIP itself are also answered, as well as which local authorities hold the duty of enforcing and regulating proper practice.

Outcomes:
After completing the course you will:
  • Understand the 'Required' documents which must be included in a HIP;
  • Know which materials may not be included in a HIP;
  • Have learnt which properties or types of transactions are exempt from the HIP requirement;
  • Be aware of when certain required documents 'expire';
  • Know the time from which these time-limits begin and when they can be renewed;
  • Understand the role played by the Association of HIP Providers (AHIPP) and the HIP Action Group (HIPAG).
Level:
Intermediate Difficulty: 3 of 5
Sources and References:

Rob Hailstone of the Home Information Pack Action Group (Hipag) details the requirements for a Home Information Pack (HIP) and examines its impact on the conveyancing process. The questions of whose responsibility it is to compile the necessary documents, the age at which those documents expire and the potential liabilities of sellers who fail to comply are dealt with in detail. Finally, Hailstone discusses the future of the HIP in the light of its political sensitivity and poor public reception.
